This issue is NOT complex. The pier needs to be repaired/replaced and that is it. I know that Roy has made some great points (thank you Roy) concerning the house etc., but the focus at the moment is the pier. We need to do this so that we are in business for next season...the permits are an issue, but the bigger issue is to get this done or we are out of the dock rental and fuel business in 2019. The point I was driving at is that very little is going to change between December 17th and mid-January in terms of where we are in the permitting or bidding process, but a lot may change in terms of our understanding of solutions that we can present to the membership. For example, have we even explored a 2nd opinion on any of this? The meeting, as currently outlined, isn't simply finding out how the members feel, it's asking them to *vote *on funding proposals. If we don't take the time to get this right, what happens if the members vote "no"? From my understanding of the report it says they recommend we completely replace the pier for number of reasons but I didn’t get there was any recommendation that it needs to be replaced immediately and should no longer be used. Were there some conversations with the engineer that indicated the pier should be condemned and no longer used? Another thing to consider is that we won’t find an available contractor to install the pier before docks in. There seems to be a lot of questions to be answered before a special meeting and having all these discussions via email is really not the proper way to do it. In-Reply-To: References: Message-ID: Should we have a special board meeting that includes a presentation by Duncan and the board can hash out what the options are and what our next steps are? This process seems totally off the rails. It seems, as a board, we are not even close to all being on the same page and not all us have the all information that is available. So that makes it very hard to make an informed decision as to how we should proceed let alone go to a special meeting with the PYC members when the board is not all in agreement for how to proceed. My recommendation is to wait until the scheduled board meeting or schedule special Board meeting to discuss the information and come to a consensus as a Board before we proceed with any plan. I appreciate all points of view. My opinion is that the BOD needs to hear from the membership ASAP about moving forward or not with everyone having the same information. My reasons are these: 1. There is no advantage to waiting. If we wait, & the permit expires there will be a delay of months before a new one is issued & we would be in the same place we are today. It also leaves the pier more vulnerable to any weather event that puts undue load on it. It’s risky to do this without membership weighing in. 2. Getting a quorum will be difficult. After the New Year, I doubt a quorum of Members could be assembled before April. Not only do we have a number of members with second homes in warmer climates, most everyone travels somewhere at some point in the winter. This means a special meeting in April and construction possibly in high season. 3. I don’t think we can wait until we have all the answers, we just need authority to move forward. The BOD can work on financing options & other assessments of facility needs simultaneously with the engineers & bidders. Bottom line: Yes to holding a special meeting on or about Dec 19th.
